Redfin reports the U.S. median sale price fell 0.1% from a year earlier, while listings rose and sales weakened.
For the four weeks ending October 25, 2026, Redfin’s median sale price was $389,601, its second consecutive weekly period with a year-over-year decline. This median reflects the mix of homes sold, not appreciation of the same homes.
Seasonally adjusted active listings rose 2.2% year over year, while new listings fell 4% and pending sales fell 15.9%. Supply rose to 4.5 months from 4; median time on market was 50 days, up from 49, and 21.5% of listings had price drops, up from 20.9%.
Metro patterns differed: median sale prices rose 15% in San Francisco but fell 5.1% in Seattle. Redfin’s weekly figures cover rolling four-week windows and can be revised.
